Homeowners Insurance Comes In Many Different Forms
The policies know as Home Insurance can cover you as a renter, known commonly as renter’s insurance or HO4, or as a homeowner. The most common policy for a homeowner is known as an HO3 and it is called a package policy because it includes coverages in one package deal. There are other kinds of protection for homes that are comprised of several separate coverages, and these are known as Dwelling Policies with endorsements or DIC (difference in coverage) policies.
An HO-3 type policy covers your home’s structure including separate out buildings, pays for additional living expenses while a damaged home is uninhabitable, covers landscape damage at certain percentages, will pay for smoke damage and cleaning, etc. HO3 also covers liability in case someone is injured on your property, and it covers theft. This is coverage against all perils excluding the ones specifically listed. It is always best to review all your conditions and coverages in detail before deciding which policy to buy. In general, the causes of loss that are NOT INCLUDED are:
- Vandalism to vacant dwellings
- Property damage caused by pets
- Enforcement of building codes and similar laws
*There is flood insurance, available and also earthquake insurance but you will pay for them separately if you want them.
In general, the only disadvantage to an HO-3 coverage is the named peril coverage for your personal property. Named peril lists specifically what is covered and if anything is not on that list, it isn’t covered. This leaves your personal belongings vulnerable and puts the burden of proof on you in the event of a claim. If you’re worried about your personal property, or wish for more coverage options, you may want to consider an HO-5 policy. This will cover both your personal belongings and your dwelling on an open-peril basis, meaning it will cover more losses than a standard HO3 policy
Remember that home insurance companies may differ in their coverage options and pricing. When shopping for HO-3 coverage — or any other type of coverage — it’s better to visit a broker who can offer you a wide variety of policies from many different companies and price options.
When HO3 Policies Won’t Protect Your Home From Fire in California
Californian’s who live in an area with a high risk of fire (urban wildland interface) may find that they cannot qualify for an HO3 Policy so they will want to apply for the California Fair Plan.
A California Fair Plan policy protects your home for the risk of fire and will satisfy a mortgage company's requirement that your home be insured, but it doesn't cover theft, flood, earthquake, hail, vandalism, or personal liability.
Should you need coverage for a new home in a high risk fire zone, you can use the California Fair Plan for basics and add coverages to that plan in the future, which may be risky for you if you put off adding coverages for too long. Or you can purchase the extra coverage right away. The main complaint is the extra expense for the additional coverages. The coverages that you pay for separately in this case are known as DIC (difference in coverage) policies. If you craft the policy wisely, you can get the coverage you need.
